Site Plans

A site plan is required for any permit that involves a new structure or expansion of an existing one or the installation of any accessory structure (shed, fence, pool or deck).  Site plans can be thought of as an aerial view of the property and need to show the following dimensions as measured to the drip line (not foundation):

  1. The parcel dimensions;
  2. The building foot-print (measured to the drip line, not the foundation walls) including stairs and decks, all relative to the property lines; and
  3. All accessory buildings (sheds, garages, pools, fencing etc.).

City of St. Joseph Zoning

The City of St. Joseph has a Zoning Ordinance within the Code of Ordinances and Map which is updated from time to time.  The Zoning Ordinance provides the rules and regulations associated with private development within the City.  Depending on your project there are important sections to review:

  1. Table 4-1 Classes, Definitions and Examples of Uses Permitted;
  2. Table 5-1 Schedule of District Regulations;
  3. Article III General Provisions - Especially Sections 3.9 through 3.11 for accessory structures, projections in yards, and height exceptions;
  4. Article XVIII Off-Street Parking and Loading; and
  5. Article XIX Landscaping, Buffering and Fencing

Berrien County Tax Maps

To obtain an aerial "birds-eye" view of any parcel in Berrien County using Beacon Maps. This county GIS data base provides basic information on any county parcel. Once on the Berrien County webpage, a property search can be completed or the entire county map can be viewed. There are three options to search for a property and to allow viewing of the current aerial photograph.  There are numerous layers can be turned on and off to help provide additional general information.  Please note that the lot lines shown are not exact placement, you will need to find the property pin/markers to determine the exact location of your lot lines or obtain a survey from a licensed Michigan Surveyor.
